What are pre-probate leads?

We are currently rolling out our pre-probate lead program for many geographical areas across the country. We know of no other pre-probate platform of it's kind and we are now accepting new clients.!


IMPORTANT: Because of the nature of the pre-probate data, we prefer working with experienced individuals in the real estate industry. Seasoned investors, brokers and real estate agents and others are a good fit. Those with experience with probate marketing would be a very good fit for what we offer as well.


IMPORTANT: Leads not available in CA, OR, WA, the New England States and a few other areas at this time. We are currently expanding to those geographical areas. You will need to check for availability for your market area. 


Q. How are pre-probates different than probate leads?

A. Our leads reflect property owners that have recently passed.  And many of these reflect joint property owners. While some of these properties will eventually end up in probate, the balance will be non-probate leads. With non-probate properties, the transfer of property will occur without the need of probate court.


Q. What are some of the methods used for non-probate properties to be transferred ?

A. Non-probate property transfers could include Joint Tenants With  Right of Survivorship, Tenants by the Entirety, Revocable Trusts, Affidavits of Heirship (in some states), community property (in some states) and other methods as well , depending individual state laws. 


Q. Tell me more about the non-probate leads included.

A. Unless you request otherwise, all of our pre-probate leads will reflect joint property owners. By using our proprietary process we identify the joint homeowner that has recently passed in your market area and also  identify the other surviving joint property owner as well. Not all of these property transfers will end up in probate court. Many will be non-probate transfers. Decisions will need to be made by the joint owner. This is your opportunity to offer them services they may not have been aware of or even thought about!


Q. Do you offer pre-probate leads reflecting other than joint owners? I am interested in individual owners as well.

A. Yes. We can provide you with leads reflecting individual property owners that have recently passed. Because the property isn't jointly owned you will most likely need to mail to the deceased address. Some of the next of kin will have the mail forwarded and some don't. Pre-probates with individual owners provide tremendous opportunities, but you will need to put a little more work into them than those with joint owners, including skip tracing to locate the next of kin if necessary.


Q. What about the leads that will end up in probate eventually?

A.  Many of these leads that will end up in probate will provide you with opportunities to reach the surviving joint owner before the probate process even begins. If there is no surviving joint owner the leads will still provide you with the deceased property information to use in your own due diligence to locate the heirs. Your competition generally won't know of these properties until the case gets filed in probate court. By the time that happens you could be months or even years ahead of them!


Q. What information do you provide for each lead?

A. All data will be provided weekly on an Excel spreadsheet:

  • Deceased owner name.
  • Date of passing.
  • Surviving joint owner name (if the property is jointly owned).
  • Deceased Property Address
  • Mailing Address (if different than the deceased property address)
  • Property Type
  • Assessed Value
  • Property verified as off-market.


Q. How does the program work? Is this a subscription service?

A. There are no subscriptions required at this time . Our minimum order is for 100 leads. 


Q. How are your leads delivered?

A. We will be sending them to you in weekly batches until your order has been fulfilled. As an example, if you ordered 100 leads and we were sending you 15 to 20 leads per week, it could take 5 or 6 weeks to reach the 100 mark. Once the order has been completed  you will have the right to renew and keep your market area exclusively.


Q. What is the cost for an order of 100 leads?

A. We are currently selling orders of 100 leads for $395.00. We accept debit and credit cards. All transactions will be done through PayPal.


Q. Are you going to sell the same leads to my competition?

A. No. The leads will be furnished exclusively to you for your geographical area. This will provide you with a tremendous edge over the competition!
